These Terms & Conditions govern your use of Meridian's property management services and website. By engaging our services or using our platform, you agree to these terms.
1. Definitions
In these terms:
- "Service" refers to Meridian's property management and rental facilitation services
- "Client" means individuals or entities seeking to rent properties through Meridian
- "Property Owner" refers to owners of properties managed by Meridian
- "Agreement" means the rental contract between Client and Property Owner, facilitated by Meridian
- "Website" refers to Meridian's online platform and digital communications
2. Acceptance of Terms
By using Meridian's services, you confirm that:
- • You are at least 18 years of age
- • You have legal capacity to enter into binding agreements
- • You understand and accept these terms in their entirety
- • You will comply with all applicable Thai laws and regulations
3. Service Description
Meridian provides property management services including:
- • Property listing and marketing coordination
- • Client inquiry management and property viewings
- • Rental agreement facilitation between clients and property owners
- • Maintenance coordination during rental periods
- • Communication facilitation between parties
Services are subject to availability and may be modified or discontinued with notice.
4. User Responsibilities
Clients agree to:
- • Provide accurate and complete information during rental application
- • Maintain truthful representation of rental requirements and occupancy plans
- • Comply with all terms of rental agreements
- • Respect property rules and neighborhood regulations
- • Report maintenance issues promptly
- • Make rental payments according to agreed schedules
- • Maintain property condition during tenancy
Prohibited activities include:
- • Subletting without written permission
- • Illegal activities on property premises
- • Causing damage beyond normal wear and tear
- • Disturbing neighbors or violating building regulations
- • Exceeding maximum occupancy limits
5. Rental Agreements
Rental contracts are established between clients and property owners. Meridian facilitates this process but is not party to rental agreements. Terms include:
- • Rental duration and renewal conditions
- • Payment amounts, schedules, and accepted methods
- • Security deposit requirements and return conditions
- • Maintenance responsibilities and service request procedures
- • Termination conditions and notice requirements
- • Property-specific rules and restrictions
All terms must be agreed in writing before rental commencement.
6. Payments and Fees
Financial terms:
- Currency: All payments in Thai Baht (THB)
- Payment Methods: Bank transfer, as specified in rental agreement
- Late Payments: May incur fees as specified in rental agreement
- Security Deposits: Held according to Thai rental law, returned after tenancy subject to property condition
7. Property Condition and Maintenance
Meridian coordinates maintenance services but property owners retain responsibility for property condition. Clients should:
- • Report maintenance issues through designated channels
- • Allow reasonable access for maintenance and inspections
- • Not attempt repairs without authorization
- • Document property condition at move-in and move-out
Emergency maintenance (security, safety, utilities) receives priority response. Non-emergency requests are addressed according to established schedules.
8. Intellectual Property
All content on Meridian's website and materials, including property descriptions, images, and documentation, are protected by intellectual property rights. Users may not:
- • Reproduce or distribute content without permission
- • Use property images or descriptions for competing services
- • Modify or create derivative works from our materials
9. Liability Limitations
Meridian provides property management services but:
- • Does not guarantee property availability or specific features
- • Is not responsible for property owner decisions or property conditions
- • Cannot guarantee uninterrupted maintenance service delivery
- • Is not liable for disputes between clients and property owners
Our liability is limited to direct damages and capped at fees paid for services in the relevant period. We are not liable for indirect, consequential, or punitive damages.
Clients are responsible for obtaining appropriate insurance coverage.
10. Termination
Meridian may suspend or terminate services if:
- • User violates these terms
- • False information is provided
- • Payment obligations are not met
- • Illegal activities are conducted
- • Property or owner relationships are compromised
Rental agreements have separate termination terms specified in individual contracts.
11. Dispute Resolution
Disputes should first be addressed through direct communication with Meridian. If unresolved:
- • Parties will attempt mediation before legal proceedings
- • Thai law governs these terms
- • Courts in Bangkok, Thailand have jurisdiction
12. Privacy and Data Protection
Personal information handling is governed by our Privacy Policy, which complies with Thailand's Personal Data Protection Act. See Privacy Policy for details.
13. Changes to Terms
We may update these terms to reflect service changes or legal requirements. Updates will be posted with a revised date. Active clients will receive notification of significant changes. Continued use after updates indicates acceptance.
